Things to look for? Leaks, like the cam cover for example. The tires likely look new, but I’d throw a new (and better) set on. Also, the battery is probably gonna need to be replaced soon.

I think that price is fair as I recently bought a 2011 with 4,000 miles for the same.
Listen to it run - if it sounds good, tight, quiet, and new I'd go for it.
An immediate change of tires is imperative! I use a Bridgestone Exedra Max 240/55R16 on the rear and a Michelin Road 5 150/70R17 rear run reverse on the front.
 
I see it on Cycle Trader. Good eye, that's probably the best valued one listed.

The seller states "Just went thru a tune up - brand new battery and oil change".

I would get specifics on what he meant by 'tune up'.

Was it just the battery and oil or also the plugs, differential fluid, brake fluid etc. ?

The more he did the less for you to do. Ask for the work order if it was done at a dealer.
 
Thank you every one for your suggestions; it will make looking at the bike on Sunday much easier. I found @10lbull tire essay and woo-boy was that a rabbit hole to fall into a 1030pm last night; ended up counting tires and not sheep to fall asleep.

Inspection Checklist:
Tires - Dry rot? Flat Spots? Regardless, old rubber will need to be replaced.
Fuel Lines - Ethanol hates machines. R3s are injected, correct? Are there any fuel lines that I should definitely watch out for?
Leaks - Cam covers, oil drain pan. Is the final drive prone to leakage? Or is it grease?
Engine sound - Coming from Harley's, there was always a slight tick on my Street Glide even when brand new. Are the R3 similiar, or should it be a "tickless" sound?
Tune Up - Professional or DIY? Invoice if Professional.
